Comprehensive design and client representative services for the relocation of EPA’s Region 6 Headquarters office in Dallas, Texas

Comprehensive services including programming, procurement assistance, design intent, and design reviews, for a replacement Headquarters lease achieving 17% footprint reduction.

MAP developed and then revised a program of requirement for consolidation of EPA’s regional offices to improve the utilization rate, reducing overall space by 17% (from 239,000 usf to 199,000 usf). Smaller workspaces necessitated MAP’s experience in change management strategies, communicating transparently, promoting parity, and facilitating consensus.

The project included consulting for procurement, design, and installation reviews of furniture for workstations, offices, and special spaces. In addition to workspaces for approximately 800 staff, the facility includes conference and training centers, support functions, high-security spaces, an emergency operations center and a high-density records center.

Procurement and Design: MAP prepared a solicitation document specific to EPA’s technical requirements, incorporating the desired sizing, aesthetics, and EPA’s environmental and performance criteria. After the vendor was selected, MAP developed designs for all spaces, special components to address a/v and data communication requirements were also selected and integrated.

Review and coordination: MAP reviewed the vendor-prepared furniture component drawings and associated invoices on behalf of the Agency, to facilitate the placement of firm orders. Prior to installation, MAP addressed onsite variances of building architecture and infrastructure conditions.
