Adaptive Re-Use of NIST Building 3

On a very short timeline, MAP assisted NIST with a requirements package and performance specifications for the re-use of this historic building.

To aid in the repurposing of Building 3 for its new Communications Technology Lab, NIST tasked MAP to develop a bid package containing program requirements, renovation approach, and performance specifications for a design-build contract. This document was produced within an accelerated timeline to permit NIST to obtain a renovated laboratory within three years. In three months, MAP documented the existing site, structure, and infrastructure; developed a requirements package that included room data sheets, environmental criteria, and detailed performance specifications; created conceptual approaches for partial retention of elements of the historic building; and developed cost estimates for use in bid evaluations. MAP also developed a concept for DOC’s internal evaluation to test the potential approach and developed cost estimates to ensure that the building could be renovated within the budgeted $20m.
