MAP’s furniture services competencies involve developing furniture requirements, preparing initial budgets, assisting clients with showroom visits, assessing client’s furniture priorities and preferences, developing furniture typicals and floor plans, preparing a technical package for procurement, assisting with evaluation of quotes, help integrate installation plans with buildout, verifying bills of materials, monitoring installation, and conducting punch lists post installation.

As workplaces evolve, furniture requirements keep changing. Given the high investments in furniture, agencies strive to achieve a balance between costs and benefits. MAP’s extensive experience with programming, workplace assessments, and space planning informs its approach for a pragmatic furniture plan for its clients. Work patterns, space program, space allocation and size standards, and spatial characteristics of the offered space form the basis for MAP’s preliminary furniture program. Using industry standard methods, MAP develops base estimates for the furniture and advises clients on cost and schedule implications for different types of procurement. It works with furniture manufacturers in scheduling showroom visits and summarizes preferences from the visits. In some instances, if the schedule permits, MAP works with vendors to install mockups at the client site for testing and evaluation by the users. Subsequently, MAP develops furniture plans, quantity estimates, and a technical package for the preferred procurement method. Once quotes come in, MAP assists the client with comprehensive technical evaluation, and when desired, rating and weighting of the quotes.

Once an award is made, MAP works with the furniture vendor in developing furniture options, and finishes. When desired, finish boards are created with layout, renderings, and samples for voting by employees. When the preferred layouts and finishes have been finalized, MAP works with the vendors in finalizing the furniture plan and its integration with the rest of the buildout. It validates the bills of materials against the plan, performs periodic site visits to monitor the installation and its conformance with the installation plan, and finally coordinates punch lists to affirm conformance and completion.
