Human Studies Facility, Chapel Hill, NC

A feasibility study for a sophisticated research building to correct infrastructure deficiencies and improve space use efficiency through detailed programming and technical interventions.

EPA’s Human Studies Facility (HSF) is a unique research facility that houses multiple types of space including sophisticated human environmental exposure chambers, which provide critical health data to EPA. MAP was tasked to present EPA with options for reducing the overall leased space (about 66,000 usf) and to document any improvements and upgrades to the building desired under a succeeding lease. MAP reviewed the construction documents and other existing reports before conducting a thorough survey of the building. Efficiencies that EPA could enact were identified, allowing the Agency to release some space back to UNC. The survey also identified MEP infrastructure that was highly inefficient, in disrepair, and either obsolete, or approaching the end of useful life. MAP provided EPA with the POR documentation necessary to move forward with a new lease with required renovations for this critical research facility.
